Roost was built by Maryland real estate professionals who live and work in Anne Arundel County. We started this company because we saw too many landlords getting lost in the shuffle with large, impersonal management companies — and because we believed a small, local team with real accountability could do this better.
Who We Are
Roost Property Management is led by Nick Morgan, a Maryland real estate professional with hands-on experience managing residential rental properties across Anne Arundel County and the surrounding region. Nick founded Roost to provide landlords with the kind of local, attentive management that larger firms structurally can't offer.
Roost is NARPM-affiliated — meaning we align with the National Association of Residential Property Managers' standards for professional practice, ethics, and education. That affiliation matters because it holds us to an external standard, not just our own.
We're a focused operation. We manage a select portfolio of residential properties across Anne Arundel County and Baltimore County — single-family homes, townhomes, and small multifamily properties. We don't grow at the expense of service quality.

We use current property management technology for leasing, maintenance tracking, and owner reporting — and we follow documented procedures for screening, deposit handling, and lease compliance. Maryland's landlord-tenant law is specific; we treat that as a system requirement, not an afterthought.
